Out of Lockdown: What that means for Sydney.

Sydney, it’s been a hard few months for everyone, but we’re coming out of it stronger than ever! With the Sydney property market booming and so many great deals on the market, now is the best time to use your new freedom to get out and invest in Sydney real estate. Did you know that Sydney property prices rose a massive 8.1% in the June quarter, 2021?1

COVID lockdowns have been restrictive of our normal way of life, but now that things have settled down, enjoying your favourite spots, heading to the pub for a meal, planning holidays and looking forward to boarding a flight again is exciting! And when it comes to buying and investing, well, it’s time to get back to uninterrupted business and seek the services of a Buyers Agent the same way you’ll be seeing your hairdresser (Professionals are the way to go despite our best lockdown efforts *wink wink*)

Let me tell you more about what Sydney offers and tips on making your investment even better with my services.

Here is why the best time to invest in Sydney Real Estate is NOW!

Sydney property prices are still on the rise and being one of the most desirable cities in the world (summer on Bondi Beach – yes please!), you know that a purchase in our great city is a solid investment. The RBA has held the cash rate at 0.1% for October2, so combine this with improving rental yields and limited risk, Sydney is very attractive to potential buyers and investors.

Showing that we are remaining strong despite the COVID lockdown, while new loans associated with a property purchase declined by 20% in the first two months of FY22, consumer lending and mortgages data shows that applications still jumped by 39.2 YOY in August3. This suggests that Sydney has not seen any notable effect on demand for housing during the pandemic/lockdown period and we are expecting this trend will continue as more buyers move around the market.

Tips on what to look for when investing in property in Sydney Real Estate

Sydney is one of the best places to live in Australia. The average annual growth rate of 4.53% sees on average 323,500 people move into the city per year due to increasing job opportunities and a high-quality lifestyle.4 As if that isn’t reason enough to want a piece!

  1. Significant infrastructure projects such as those currently underway, including the WestConnex project or the Sydney Metro rail expansion program, have proven beneficial both from a revenue perspective and price appreciation over time since they improve connectivity between suburbs, creating higher real estate demand far beyond where new developments are being built.
  2. For commercial investments, having an agent who knows the local market, availability of commercial spaces, existing relationships with landlords and more, will aid in your bid to get the most cost effective, primely located lot to operate.
  3. Sydney offers a fantastic lifestyle – copious amounts of entertainment options, significant infrastructure, year-round desirable weather, and of course the natural beauty with parks, beaches and the harbour – making the Sydney real estate market very diverse, offering a wide range of opportunities for investment from CBD apartments, water’s edge housing, new developments, and homes with private backyards and pools for children to play.
  4. Sydney is home to some of Australia’s best schools and universities, and with COVID lockdowns lifting and the normal way of life returning, more international students are bound to make their way back to Sydney. This can pose a great opportunity when you’re planning to invest property in Sydney’s real estate market.

It’s time to take your freedom to market

Sydney is undoubtedly a great place to live. Still, it’s important not to get carried away because the Sydney property market can be very overwhelming – which suburb, what price, what property type! The hunt for your purchase or investment is demanding of your time and energy, meaning that you need a skilled agent who knows the ins and outs of the market.

From luxury homes in Sydney CBD to affordable properties near significant infrastructure projects, the Sydney real estate market offers both affordable properties and significant investment opportunities for different types of clients. And it is competitive. Many people are looking for properties and this trend is not slowing down especially now coming into the warmer months and out of lockdown, so let me assist you.
